Superintendents both build the project and with their staff handle many project controls functions (schedules, shop drawings, submittals, RFI’s), and are co-equal with the PM. Prefer $15 million+ ground up experience, non-prototype buildings. Understand, create, and adhere to the schedule, proactively and professionally manage the project, subcontractors, and client relations. If you have not done schedules or project controls, must be willing to learn the process.
Project Managers emphasis is on financial and contractual management. Co-equal with and supports the Superintendent with subcontractors, logistics. Solid documentary and issue resolution skills. Prefer to have some field background/exposure and a degree.
Estimators are able to do both conceptual and bid. Own the project from SD through bid, buyout and scope writing. Self-perform estimating capability for some trades is desired. Hard bid capability is desired. Be able to build and maintain relationships with subcontractors, design teams, and Owners.
